How Sunland Springs Village Operates
Sunland Springs Village is a resident-owned 55+ active adult community governed by a Homeowners Association (HOA) dedicated to preserving the community's quality of life, protecting property values, and maintaining the exceptional amenities and services enjoyed by residents. Through responsible leadership, sound financial management, and active homeowner participation, the HOA helps ensure that Sunland Springs Village remains a welcoming, attractive, and vibrant place to live.
55+ Age Restriction
Sunland Springs Village is an age restricted community, meaning that at least one person 55-years older or older must occupy the unit, and no person under 45 years of age may reside in a residential unit here unless the Board has approved an age waiver. The Board may, but is not obligated to, permit an age waiver in certain situations, as long as allowing such waiver will not cause the Association to exceed 15% of the residential units being occupied by residents on age waivers or in any other way jeopardize the community’s status as ’housing for older persons’. Board of Directors
The Association is governed by a Board of Directors elected by the homeowners. The Board is responsible for establishing policies, overseeing the Association's finances, maintaining common areas and recreational facilities, and ensuring compliance with the community's governing documents. Board members serve as volunteers and work on behalf of all residents to make decisions that support the long-term interests of the community.
Governing Documents
The operation of Sunland Springs Village is guided by several governing documents. The Declaration of Covenants, Conditions and Restrictions (CC&Rs) establish the rights and responsibilities of homeowners and the Association, while the Bylaws define how the Association conducts business, including elections, meetings, and Board responsibilities. Additional rules, policies, and resolutions may be adopted to address specific community needs and operational matters.
Professional Management
The Board is supported by a professional management company, FirstService Residential, that assists with the day-to-day administration of the Association. Management services include homeowner communications, assessment collection, financial reporting, vendor coordination, maintenance oversight, compliance administration, and support for Board meetings and community operations. While the Board establishes policies and makes governing decisions, the management company helps implement those decisions and provides professional expertise.
Assessments and Financial Stewardship
Homeowners pay an annual assessment that funds the operation and maintenance of community assets and services. These funds support the upkeep of recreation centers, pools, sports facilities, landscaping, common areas, and other shared amenities. The Board adopts an annual budget to cover operating expenses and Reserve funds to cover future repairs and replacements of existing assets. The Board also maintains a Capital Development Fund to pay for future capital improvements, ensuring the long-term financial stability of the Association.
Architectural Review
To preserve the appearance and character of the community, Sunland Springs Village maintains an Architectural Review process. Homeowners planning exterior modifications, additions, landscaping changes, or other visible improvements are required to obtain approval before beginning work. This process helps ensure that improvements are consistent with community standards while allowing homeowners to personalize and enhance their properties.
Community Standards
The Association is responsible for enforcing the CC&Rs and community rules fairly and consistently. When violations occur, the Association follows established procedures that include notification, opportunities for correction, and additional steps when necessary. These standards help maintain the attractive appearance of the community and promote a positive living environment for all residents.
Rentals
Homes within the community may be rented provided they comply with the Association's governing documents and rental policies. Only the entire lot and residential unit may be leased; partial rentals, subleasing, and lease assignments are not permitted. Owners are required to submit a rental registration form to the Association Office within 10 days after the start of each lease term. As a 55+ active adult community, all age restrictions apply to renters. Owners must certify that at least one lessee is 55 years of age or older, or obtain an approved age waiver before occupancy. All leases must be for a minimum term of 30 days. During the lease period, the owner's rights to use community amenities are transferred to the lessees for the duration of the rental.
