These are some of the Frequently Asked Questions about the community, and brief answers. Many of them will link you to another place on the website. If you have additional questions, please contact the HOA office or use the Contact Form. We will update this from time-to-time as other questions seem to be frequently asked. And if you find any errors in any of the answers provided, please let us know.

About the Community
  • chevron_rightWhat is a 55+ active adult community?
    A 55+ community is ‘age restricted’, meaning that at least one resident must be at least 55 years of age. An ‘Active Adult’ community refers to the wide range of amenities and activities provided to members. For more information, click here.
  • chevron_rightHow large is the community? (Updated)
    There are 2,847 properties and about 5,000 residents during the winter season. About 40% of residents travel or return to their home state during the summer.
  • chevron_rightIs the community gated?

    No. The streets where single-family homes are located are owned and maintained  by the city of Mesa. The streets in the condo and townhome areas are owned and maintained by their sub association. There is one gate to the community on Signal Butte Road, which provides access to the Springs and Desert Trails condos. This is not intended as an entrance or exit for other residents.
  • chevron_rightIs there a restaurant on the property?
    There is a clubhouse that is owned and operated by the Golf Club which has the ‘Village Grille’. It is not a full-service restaurant but does serve food and drinks.
  • chevron_rightIs the golf course open to the public?
    Sunland Springs Village has a 27 hole golf course, and it is open to the public. The course is not owned or managed by the HOA, but by a group of homeowners with their own Board of Directors and professional management company. For more information, click here.
  • chevron_rightAre Garage Sales or Yard Sales permitted?
    There are Community Yard Sales two times per year (November and April). Residents needing to hold a sale on a different date should request permission from the HOA.

Assessments
  • chevron_rightHow do HOA assessments work?
    Every unit within the community is assessed a master HOA fee, which is the responsibility of the property owner. These assessments pay for the upkeep of all common buildings and landscaping, operating expenses, and our property management company.  The Condos, Townhomes and Twin Homes have a secondary monthly HOA assessment, based upon location and covered expenses.   • chevron_rightHow much is the annual assessment?
    We are fortunate to have reasonable fees. The fee itself is determined in the fourth quarter based upon upcoming year’s budget. The annual assessment is due by January 1. For more information, click here.
  • chevron_rightAre there any special assessments?
    To date there have been no special assessments. A special assessment requires a vote and approval by a majority of the members.
  • chevron_rightAre there transfer or resale fees?
    Yes. Details are available from either the seller or the realtor.

  • chevron_rightWho maintains common areas?
    All the common areas are maintained by the HOA, through services of a landscaping company. The Landscape Committee oversees the community landscaping, and you can report issues or concerns to them, or to Management.
  • chevron_rightIs front yard maintenance included?
    Single-family homes are part of the Master HOA, and each homeowner is responsible for the maintenance of their property. Sub Associations are responsible for the maintenance in their respective community.
  • chevron_rightWhat days are trash cans picked up? (Updated)
    Recyclables (Blue can) are picked up on Monday and Trash (Black can) is picked up on Thursday. Please have the cans out on the street, not the sidewalk, by 6:00 am and remove by evening. Holidays do not affect this schedule.
  • chevron_rightHow do I report a maintenance issue? (Updated)
    If you are part of a sub-association, you should contact their office. If this is a maintenance issue at an amenity, you can call or email the HOA office, or you can use the Contact Form to send a message to the appropriate person. In some locations, QR codes are posted on the wall and can be scanned to submit a work order directly.
Parking & Vehicles
  • chevron_rightWhat are the parking regulations? (Updated)
    Residents are expected to park their cars in the garage. If there is insufficient space within the garage for the parking of all motor vehicles, a variance may be requested using this form. Sub-Associations (Condos, Townhomes) may have additional parking requirements.
  • chevron_rightWhat are the restrictions on guest parking?
    A guest may park in the driveway for up to 2 weeks. Periods longer than 2 weeks require a parking variance.
  • chevron_rightAre golf carts permitted?
    Golf carts are permitted but must be registered as motor vehicles to operate on the streets within the community. All drivers of golf carts must be licensed drivers, and golf carts must be stored in the garage, or behind a gate and out of public view. View more information on golf carts here.
  • chevron_rightAre RVs or trailers allowed?
    Recreational/RV vehicles, motor homes and similar vehicles owned or leased by resident may be parked in the community on a lot or on the street next to the lot for the purpose of loading or unloading only. The recreational vehicle may be parked in the community for not more than forty- eight (48) hours within any seven day period.

  • chevron_rightDoes the community have onsite security or patrols?
    The community does not employ private security patrols. Streets are patrolled by the City of Mesa Police Department. Crime within the community is rare, but residents are encouraged to keep garage doors closed when not in use and to exercise typical caution when answering the door.
  • chevron_rightHow do I report suspicious activity?
    Call 911 if it is occurring now. To report other suspicious activity, you can call the non-emergency number 480-644-2211. You can also report suspicious activity to the HOA office.
  • chevron_rightDoes the community ever have issues with wildlife?
    Since the community does have open desert space nearby, there are occasional visits by native wildlife. Coyotes are the most common, but you will occasionally see bobcats and javalina. These rarely represent a danger to people, but you should exercise caution with small pets. It is against HOA policy and state law to feed wildlife.
Seasonal & Emergency Information
  • chevron_rightHow do I prepare my home for seasonal absence?
    Here is a list of recommendations:
     
    • Plumbing—Turn off water supply to toilets, washing machine, and icemaker. Shut off circuit breaker to hot water heater. Make sure water supply to irrigation system is left on. Most Farnsworth homes were plumbed to keep the irrigation system when the house water is shut off.
    • Flowerpots & planters—If the plants will die while you are gone, please remove them before you go.
    • Air Conditioner—Leave the system on and increase the temperature to 85°.
    • Internet & TV—Call your provider to place service on vacation rate.
    • Trash cans, vehicles, BBQ, patio furniture—Remove from sight.
    • Electrical appliances—Unplug or otherwise protect against surges, outages, lightning, etc. 
    • Caretakers—Arrange with a friend, family member, or professional individual to care for your house in your absence. 
  • chevron_rightAre there vacation watch services?
    There are no association-sponsored services, but many year-round residents are happy to provide this service for a small fee. These can be found using the local social media. And make sure your neighbors have your contact information.
  • chevron_rightWhat monsoon or severe weather procedures are in place?
    The Board and Management Company are very familiar with Arizona’s monsoon season and other weather issues. As a resident, you should pay attention to weather alerts that are issued by the National Weather Service and local media. If you become aware of storm damage to community property, please notify the HOA office.
  • chevron_rightWho should I provide my emergency contact information to?
    You should make sure the HOA office has emergency contact information for each resident in your home. It is also a good idea to give this information to a trusted neighbor and give a trusted neighbor a key to your home or access code for your garage door.
